Bad Credit, No Co-Signer? Rental Guarantee Companies to Know Before You Apply

Let’s be real. Finding an apartment is already stressful. Add less-than-perfect credit, income requirements, or not having somebody willing to co-sign, and suddenly getting approved feels like a whole different battle.

But before you count yourself out, there are companies offering rental guarantee programs that may help you qualify without asking a family member or friend to sign the lease with you.

I came across a list of 10 companies worth looking into. Now, here’s where I want you to pay attention: they are not all the same, and not every apartment accepts these programs. Some work directly with renters, while others are designed to protect landlords.

The companies to know

  • TheGuarantors – Offers lease-guarantee options for renters who may not meet certain credit, income, or guarantor requirements. Your apartment community must participate.
  • Insurent – Provides lease guarantor services in select markets. Check its current service area before applying.
  • Leap (Leap Easy) – Offers a rent-guaranty option for renters who need help meeting a property’s leasing requirements.
  • Rhino / SayRhino – Its Renter Guarantee may be an option when a property requires a guarantor. The property manager determines whether it is available.
  • PandaGuarantee – Works through participating property owners and managers. Ask the leasing office whether it offers this program.
  • Nationwide Guarantors – Offers lease-guarantor services. Contact the company to confirm eligibility, pricing, and whether your apartment accepts it.
  • RentWithCosign (Cosign) – Offers a lease-guarantee program and provides information for renters who need help qualifying.
  • SingleKey – Its U.S. Rent Guarantee is primarily designed for landlords and property managers. It is not the same as independently hiring a personal co-signer.
  • Nomad Lease – Its Guaranteed Rent program is marketed to property owners, not as a direct renter co-signer service.
  • Steady – Offers owner-focused rental protection products through participating property managers. Check with the property before assuming it can help with your application.

Before you pay anybody

I cannot stress this enough: call the apartment first.

  • Do you accept third-party rental guarantor companies?
  • Which companies do you work with?
  • What are the application requirements?
  • Is the fee refundable?
  • What happens if I am denied?

Get the answers before handing over your money. A company advertising nationwide service does not mean every apartment community has to accept its guarantee.

What’s Tea?

Having bad credit does not automatically mean you should give up on getting a place of your own. And not having somebody available to co-sign should not stop you from exploring your options.

But please do your homework. Read the agreements, compare the fees, and make sure the apartment actually accepts the service.

Because the last thing you need is to spend money trying to get approved somewhere that never accepted the program in the first place.

Note: Program availability, fees, eligibility, and coverage can vary by location and property. Always verify current terms directly with the company and leasing office.
